🏠 Two B.C. Real Estate Changes Property Owners Should Know
Two important policy changes are coming to B.C. real estate — and they could affect landlords and investors differently.
Starting in 2027, the maximum annual rent increase will be capped at 2.2%. From October 1, 2026, a 7% PST will apply to rental property management, strata management and commercial real estate commissions.
For landlords, the 2.2% rent cap brings more stability for tenants, but less flexibility for owners.
Before: Rent could increase within the provincial annual limit.
After: Maximum increase in 2027 = 2.2%
If insurance, maintenance, property taxes or financing costs rise faster than 2.2%, the difference can put pressure on net cash flow.
Then comes the new PST.
A $50,000 commercial commission would look like:
Before: $50,000
After: $53,500, including $3,500 PST.
For a rental owner paying $500/month in property management, 7% PST would add approximately $35/month or $420/year.
Importantly, residential real estate commissions remain exempt from PST.
💡 Our take: These changes don’t necessarily make B.C. real estate a bad investment. But they make one thing increasingly important: look beyond the purchase price and rental income.
For landlords, the focus should be on protecting cash flow. For investors, it means calculating the true cost of ownership and transaction before deciding whether a property makes financial sense.
In Greater Victoria, where properties and neighbourhoods can perform very differently, understanding the full financial picture is more important than ever.
