Active Inventory: Active listings rose to 3,811 properties at the end of September. This is up 4.1% from August 2026 and 3.2% from September 2025 (3,694 listings).

Market Dynamics: VREB’s sales-to-active-listings ratio model defines a buyer's market when the ratio drops below 17%, indicating sustained downward pressure on prices. Chair Fergus Kyne noted that inventory levels outpaced sales to a degree not seen in many years.
