  3. Brokerage Selection: You cannot be a "lone wolf" yet. You must align with a brokerage that is a member of a local board (like the Victoria Real Estate Board). Look for a culture that matches your ambition.

You’ll typically use Triton Canada for this online check (valid for 90 days). Pro-Tip: If you have a known prior conviction or incident, skip Triton and go directly to your local RCMP or municipal police. BCFSA requires full disclosure, and Triton results may be incomplete for those with a record.

  5. Applied Practice Course: Registration for this $875 course is mandatory before your license is issued. You will spend 2–3 weeks in the course (Components 1 and 2) before BCFSA grants your temporary license. Only once you have that license can you start Component 3—the 4.5 months of field assignments within your brokerage.

  6. Official BCFSA Licensing: With your education and brokerage in place, you’ll submit your application through the IRIS portal. This includes your government-issued ID and your licensing fees.
