Victoria Real Estate Market Update: June 2026 | Pivot Homes Group
The Victoria real estate market has officially settled into an "active and balanced" rhythm. Moving away from the intense, low-inventory environment of the pandemic years, today's market is providing buyers with much-needed breathing room and options.
By the Numbers:
Inventory is Up: There were 4,054 active listings at the end of June, a 7.3% increase compared to June 2025.
Steady Sales: A total of 719 properties changed hands, which is a 5.5% decrease from last year but a slight 0.8% increase from May 2026
Stable Pricing: The benchmark value for a single-family home in the Victoria Core decreased slightly by 0.6% year-over-year to $1,326,500
Condominiums in the Core also saw a slight dip of 1.9%, bringing the benchmark to $549,200
The Pivot Homes Group Takeaway: With inventory at levels not seen in several years, buyers finally have the time to carefully compare properties and seek out strong value without the pressure of a frenzied market.
For those looking to sell, today’s market heavily rewards "preparation, pricing, and presentation". Sellers must strategically position their properties to stand out in a crowd where buyers have plenty of choices.
