You visit a GP. Your GP checks your overall health and only refers you to a specialist if they spot a specific concern.
The Inspector's Role: A home inspector is a highly skilled generalist. They evaluate the entire home—roofing, electrical, plumbing, and structure. If they spot a critical "red flag" (such as potential asbestos or structural damage), they will recommend a trusted specialist. This approach ensures complete protection while saving buyers thousands of dollars in unnecessary niche evaluations.
2. Construction Evolution: What Buyers Need to Know
Kerry explained that local construction quality shifts in roughly 10-year cycles. Understanding the era of your prospective home is crucial for anticipating maintenance needs: The 1950s & 1960s: Known for producing some of the strongest, most physically resilient homes in Victoria. However, buyers must budget for aged components, such as original roofing systems that have long outlived their lifespans.
The 1980s (The Moisture Trap): During this era, a push for energy efficiency led builders to wrap homes tightly in 4-mil plastic. This sealed the house like a "plastic bag," trapping moisture from cooking and showers inside. Combined with the use of highly moisture-sensitive Oriented Strand Board (OSB), this era became notorious for rot and mould.
Present Day: Modern engineering makes today's builds structurally superior to those of the 1950s. Modern homes feature highly durable 25 to 30 MPA engineered concrete, advanced mechanical ventilation to control moisture, and robust 30-year fibreglass or metal roofing.
